The specialized mortgage programs available at Ascend all require little to no down payment as well as other additional benefits, including:

• First-Time Homebuyer Loan: no personal mortgage insurance (PMI) required, financing up to 102% of the sales price, and no income limitations.

• Local Heroes Mortgage Loan: local heroes (teachers, firefighters, police officers, EMTs, nurses, nurse practitioners, physician’s assistants, and paramedics) can qualify for this loan with zero down payment and no loan origination.

• Physician’s Mortgage Loan: exclusive benefits for physicians, dentists, and veterinarians, including no PMI, zero down payment, and up to 100% financing.

For all the above loan types, only single-family homes and condominiums/townhomes are allowed. No manufactured/modular/mobile homes are permitted. Applicants with no credit score may be eligible with acceptable alternative credit.
